Crawlspace Assessment

  • Average Assessment Time: 30 minutes

  • Crawlspace Only Assessment: Includes the entry and visual assessment of the accessible areas of the crawlspace and its components

  • Checklist: Post-assessment one-page checklist is provided to document findings

  • Crawlspace Assessment Can Identify: access issues/obstructions, standing water, debris, foundation support issues, blocked ventilation, water pipe leaks, missing insulation, electrical hazards, rodent activity, mobile home specific issues

Ideal For:

  • A Smelly Crawlspace: A well-ventilated crawlspace without sewer leaks and rodent activity shouldn’t smell funky, something is going on

  • An Open Crawlspace: An unsecured entry to the crawlspace is an open invitation for the local wildlife, which can cause thousands of dollars worth of damage

  • The Average Homeowner: Most homeowners have never opened the cover to their crawlspace let alone crawl around the perimeter of the foundation. When was the last time you entered your crawlspace?

  • Precise Timing: We believe that if we are not early, we are late! While we all have busy schedules, being late is not something you should expect from your home inspector. However, life happens, which may result in a lack of punctuality on our end. This is why we offer an "On Time Promise". Because we hold ourselves to a higher standard, you will be discounted $50 off of your inspection fee if we arrive late.

  • A Non-Invasive Home Inspection: We will be assessing the condition of your home using visual observations, simple tools, and normal homeowner operational controls. We will then report deficiencies of specific systems and components. However, the home inspection is not technically exhaustive and does not identify concealed conditions or latent defects. Unfortunately, we do not have x-ray vision and currently do not have the ability to predict the future! 

  • High-Quality Inspection Reports: In most cases, inspecting the home is only half of the job. We then go to the office and compile all of the relevant photos and corresponding narratives into a professionally presented report. We use HomeGauge, a top of the line home inspection reporting tool. You will be able to access and download your reports through our website for up to 5 years after an inspection!

  • Common Sense and Common Courtesy: We hold ourselves to a higher standard by applying common sense and being courteous to all. This includes the buyer, seller, and agent. We know the little things matter to you, such as wearing boot covers to protect your floors and cleaning up after ourselves. We are reintroducing common sense and courtesy back into the service industry.

To say Andrew is a specialist is a general misunderstanding. A specialist would be an expert in a particular field, a master of a craft after thousands of hours of practice. A guy like Andrew doesn't have the patience, time, or desire to master a specific discipline. Instead, he is knowledgeable in a general sense. He knows when something is off based upon his attention to detail. After a thorough evaluation, he can tell you what is wrong, what could go wrong, and why. Although Andrew is stuffed full of generalist knowledge, he knows his limitations and he knows when to call upon the experts. While Andrew is neither a master nor a specialist, he can point you in the right direction when one is needed. After all, he is here to help. Unless you plan on hiring a panel of specialists, everyone in the process of buying a home should call upon an Andrew.

Born with a desire to take life by the reins, it was always inevitable that Andrew become a business owner. Raised alongside his sister by a single mother who owned a local business, attention to detail was a necessity in his household. Ethics were taught; integrity was practiced. With hands-on experience in residential construction, the foundation of his knowledge resides in a solid understanding of building a home.
