  • Learn The Most About The Home: major defects, safety concerns, dated building practices, general maintenance items, styles and materials

Ideal For:

  • Home Buyers: Learn about your potential home, use the information to help make a decision on purchasing the home, have the report for future reference as a homeowner

  • Home Sellers: Make repairs before there is the pressure of a deadline, have fewer defects to fix or negotiate when there is an offer, show you've done your due diligence before selling

  • Homeowners: Discover defects or potential issues with your home, learn about common maintenance items, have somebody else inspect the undesirable areas such as the attic and crawlspace

Verbal Consultation

  • Average Consultation Time: 1-1.5 hours

  • Limited Scope of Inspection: Includes major components and specific concerns

  • Walk-And-Talk Style: No photos, no report

  • Get An Overview of The House: Observations and verbal comments on structural, roof, general exterior, general interior, attic, crawlspace, plumbing, electrical, HVAC, and/or an area you specify

  • Home Sellers: Get an overview of your house from an objective pair of eyes, make repairs before listing

  • Pre-Offer Consultations: Bring us with you to look at the home before placing an offer, speed up the process, get half of the consultation fee credited back if you decide to have a comprehensive inspection performed on the same home at a later time

Crawlspace Assessment

  • Average Assessment Time: 30 minutes

  • Crawlspace Only Assessment: Includes the entry and visual assessment of the accessible areas of the crawlspace and its components

  • Checklist: Post-assessment one-page checklist is provided to document findings

  • Crawlspace Assessment Can Identify: access issues/obstructions, standing water, debris, foundation support issues, blocked ventilation, water pipe leaks, missing insulation, electrical hazards, rodent activity, mobile home specific issues

Ideal For:

  • A Smelly Crawlspace: A well-ventilated crawlspace without sewer leaks and rodent activity shouldn’t smell funky, something is going on

  • An Open Crawlspace: An unsecured entry to the crawlspace is an open invitation for the local wildlife, which can cause thousands of dollars worth of damage

  • The Average Homeowner: Most homeowners have never opened the cover to their crawlspace let alone crawl around the perimeter of the foundation. When was the last time you entered your crawlspace?

CLIENT TESTIMONIALS

Melissa C.

Andrew was very professional, he noticed important things that previous inspectors didn’t, at the end he walked us through everything he took note of, he took tons of helpful photos, and a great book that will continuously help us to keep our home in great shape. We’re purchasing an older home, so we’ll be keeping and using our inspection report as a check list of things to get looked at, fixed, or to simply keep an eye on. Thank you, Andrew, for your top notch service!

I 100% recommend Common Concerns Home Inspection.

Belen A.

Andrew was at the home inspection before I was, and I was 15 minutes early! He took the time to walk me personally through the home and property, pointing out issues I may want to address as well as positives of the property, and acknowledging and addressing all of my concerns. He was professional, easy to talk to, and made me feel like I was confident and knowledgeable as to what to expect in the inspection report. He delivered the report quicker that quoted and was very thorough. I will make sure to recommend Andrew and Common Concerns Home Inspections to all I know.

Sarah H.

Wow! Andrew was professional, thorough, and patient with our questions! He was quick and efficient, wasting no time getting up on the roof and getting to work from the outside in. He thoughtfully walked us through the highlights of his findings, and as first time homebuyers, we needed all the explanations we could get! Andrew was great at addressing immediate concerns, and differentiating between the pressing matters and the issues that could wait. 10 out of 10 would recommend to a friend!

Marcus H.

We had Andrew come out to our newly built home about 2 weeks ago, we were very happy with Andrews professionalism and attention to small details, he even found issues that the county inspector did not find so he is very thorough. We will definitely recommend him to others. Great work and a great guy!

WHAT YOU SHOULD EXPECT

report screenshot.png
  • Precise Timing: We believe that if we are not early, we are late! While we all have busy schedules, being late is not something you should expect from your home inspector. However, life happens, which may result in a lack of punctuality on our end. This is why we offer an "On Time Promise". Because we hold ourselves to a higher standard, you will be discounted $50 off of your inspection fee if we arrive late.

  • A Non-Invasive Home Inspection: We will be assessing the condition of your home using visual observations, simple tools, and normal homeowner operational controls. We will then report deficiencies of specific systems and components. However, the home inspection is not technically exhaustive and does not identify concealed conditions or latent defects. Unfortunately, we do not have x-ray vision and currently do not have the ability to predict the future!

  • High-Quality Inspection Reports: In most cases, inspecting the home is only half of the job. We then go to the office and compile all of the relevant photos and corresponding narratives into a professionally presented report. We use HomeGauge, a top of the line home inspection reporting tool. You will be able to access and download your reports through our website for up to 5 years after an inspection!

  • Common Sense and Common Courtesy: We hold ourselves to a higher standard by applying common sense and being courteous to all. This includes the buyer, seller, and agent. We know the little things matter to you, such as wearing boot covers to protect your floors and cleaning up after ourselves. We are reintroducing common sense and courtesy back into the service industry.

"A specialist is a man who knows more and more about less and less."
-William J. Mayo
To say Andrew is a specialist is a general misunderstanding. A specialist would be an expert in a particular field, a master of a craft after thousands of hours of practice. A guy like Andrew doesn't have the patience, time, or desire to master a specific discipline. Instead, he is knowledgeable in a general sense. He knows when something is off based upon his attention to detail. After a thorough evaluation, he can tell you what is wrong, what could go wrong, and why. Although Andrew is stuffed full of generalist knowledge, he knows his limitations and he knows when to call upon the experts. While Andrew is neither a master nor a specialist, he can point you in the right direction when one is needed. After all, he is here to help. Unless you plan on hiring a panel of specialists, everyone in the process of buying a home should call upon an Andrew.
-Common Concerns Home Inspections

Born with a desire to take life by the reins, it was always inevitable that Andrew become a business owner. Raised alongside his sister by a single mother who owned a local business, attention to detail was a necessity in his household. Ethics were taught; integrity was practiced. Timeliness was learned by example and a willingness to help was always appreciated.

Much of these early lessons shaped the way Andrew currently conducts business. With hands-on experience in residential construction, the foundation of his knowledge resides in a solid understanding of building a home. Communication is crucial in the home inspection industry and it is of near equal importance to sustain the mindset of a student as it is a teacher. Each inspection starts with an objective mindset and concludes with a customer whose expectations have been exceeded and who holds no doubt in their choice of a home inspection company. Andrew understands that customer service is lacking in many fields and vows to exceed the expectation of his clients and colleagues by providing an extraordinary experience.
